Design a rent settlement system that covers all edge cases
LeanCode defined the settlement rules with Flatte and built them into the rental management platform. Each tenant, owner and Flatte itself has a virtual account. The system handles rent and commission changes over time, utilities that affect the tenant's balance, provider overpayments split between the parties, one-off and maintenance fees, VAT and owners with several apartments. Operators now close every settlement in one system instead of side files.
Automated utility bill retrieval with BillTech integration
We integrated the rental management platform with BillTech, a Polish bill payment service. Bills from utility and service providers, such as water suppliers and housing administrations, now arrive automatically and land in the right apartment's records. Operators no longer log into client accounts to collect documents, which frees their time for tenants and owners.
Online rent and utility payments in a single payment basket
In the Flutter tenant app, tenants see all their charges and pay them in one transaction through the payment basket. Payments go through an online payment gateway and are automatically matched with the rent settlement system. Tenants get one simple monthly routine, and operators get payments already assigned to the right charges.
Gradual technical debt reduction in the rental management platform
Redesigning parts of the system and adding new features in other areas helped us gain a detailed understanding of how to reduce technical debt most effectively. Balancing effort on new features with the necessary changes to keep development costs reasonable wasn't easy, but together with the client, we found a satisfactory path.

Save the client's time and money
We are particularly proud of the automation features we built into Flatte's rental management platform. The BillTech integration automatically fetches utility bills, and the rent settlement system calculates each party's balance without spreadsheets. Together, they have significantly reduced Flatte's operational workload and streamlined daily processes, so operators spend their time on tenants and owners.
Less manual work for property managers thanks to automation
Thanks to our previous experience integrating the BillTech service, we connected it to Flatte's rental management platform at a fraction of the cost and in record time compared to building the integration from scratch. Property managers no longer log into provider accounts to download bills and retype the amounts. Each bill now arrives automatically and lands in the right apartment's settlement.
New PropTech features delivered while reducing technical debt
Flatte was a challenging project because we took over a rental management platform we hadn't designed or built from the ground up. We had to balance developing new features, improving existing functionality and reducing technical debt. Together with the client, we agreed on priorities each cycle, so Flatte accepted every change and it delivered real business value for tenants and owners.
